Deltona moratorium on single-family home development goes into effect

DELTONA, Fla. — A moratorium on rezoning requests for single-family home developments in the city of Deltona went into effect Friday.

It’s essentially a freeze on subdivisions that want to rezone for higher density.

As Volusia County’s largest city, Deltona’s mayor and city commissioners agreed to pause single family rezoning requests for at least the next six months.

“We are looking at, how do we balance more density with the current city lots,” Deltona mayor Heidi Herzberg said. “How do we balance it with the need for nature preservation? How do we balance it with the need for green space? How do we balance all those things for the future of Deltona?”

Herzberg says there aren’t many projects a year coming before the commission that could be impacted by the moratorium. However, she says it’s something the people have backed strongly.

“It may be a small amount, but for those people where it’s going, it’s a big deal for them, so that needs to be addressed,” Herzberg said.

The Mayor says the Moratorium will not affect any infill housing or land zoning and subdivisions that have already been approved.

The moratorium ends January 1, at which point the mayor says the commission will have the option to extend it another three months.
